However, the repurposing of existing commercial real estate to serve high-tech and content development studios requires a different approach to building system planning and implementation.

Retail to Class A Office / Shell & Core
Bringing new life to the historic 1914 Lord & Taylor building in New York City, the property was being converted and marketed as speculative office space with ground floor retail.

 

Attracting our client, the shell and core systems needed modifications to serve the tenant’s high-technology needs. Critical shell and core power and cooling systems were redesigned to accommodate the 690,000 sf tenant space that features MDF, lab, and workspaces.

Warehouse to Headquarters / Shell & Core
Conversely, transforming a high-volume space initially programmed as a fulfillment center into a state-of-the-art corporate headquarters required a different approach. Critical to the success of this project was the team’s ability to translate stakeholder objectives into constructible solutions within the 4-month design schedule and achieve LEED® Silver CI certification.
